An estate cleanout checklist for Phoenix families.

You do not need to sort an entire house before asking for help. Start with what needs to stay, who will make decisions and when the property needs to be ready.

1. Choose the person who will approve the work

Decide who will confirm the estimate, answer questions about belongings and review the finished rooms. If several family members are involved, agree on this before removal begins. Give Diane the contact details for anyone else who needs updates, such as your real estate agent or estate representative.

2. Identify keepsakes and anything that must stay

Make a list of family photographs, documents, jewelry, artwork, collectibles and furniture you want to keep. Use labels or choose a room for items that are staying. If you cannot be there, send photos with clear notes. Flag things you are unsure about so they can be discussed before anything is removed.

Wrapped memorabilia and furnishings can need different handling from everyday household items. Tell us about fragile pieces, their destination and any packing help you need.

3. Photograph the whole job

Take an overview of each room, then include the garage, closets, storage unit, shed and outdoor areas that need attention. Show large pieces and any stairs or narrow passages. You do not need to tidy first. The photos help us understand the scope and whether an in-person walkthrough is needed.

4. Share access details and deadlines

Tell Diane the property city, your preferred dates and any closing, lease or travel deadline. For gated properties or condos, check how the crew can enter and where a vehicle can park. Mention elevator reservations, community work hours or restrictions on leaving items outside.

If you are coordinating from another state, agree on keys or access, a video walkthrough and how you want to receive photos. Confirm the schedule before making travel arrangements around the cleanout.

5. Agree on sorting, removal and the written scope

Walk through what stays, what could be donated or sold, what can be recycled and what needs hauling. If you believe an item has significant value, raise that before deciding where it goes. Donation and resale options depend on the items and their condition.

6. Check the spaces before the handover

Review the agreed rooms and storage areas in person or through photos. Check that the items marked to stay are where you expected and that keys or access devices are returned as agreed. Confirm whether the next step is additional cleaning, an agent's visit, a move or another service.

Before work starts

What should I send for an estate cleanout estimate?

Send the property city, photos of each space, what needs to stay and any deadline. Mention stairs, gate access and storage areas. A walkthrough may still be needed to price the full scope.

Can I arrange a Phoenix cleanout while living in another state?

Yes. Agree on a contact person, access to the home and what should be kept. Diane can coordinate a video walkthrough and photo updates so you can review the work remotely.

Will the estimate include cleaning and donation runs?

Ask for each part of the job to be included in the written scope. Sorting, packing, donation, hauling and cleaning are different tasks. Confirm which ones your property needs before scheduling.
