We walk the property with you first, or on a video call if you are not in Arizona. You tell us what matters. Then we work through the house in the order we agreed, and everything is sorted before it is moved.

    Estate cleanouts

    After a loved one has passed away, the house still has to be dealt with, often by someone who lives out of state and has a week to do it. We clear the whole property, set aside what the family wants, and hand it back empty and ready to list.

    Properties handed back in whatever condition they were left in. Full cleanout, debris removal and a swept building for the lender, the agent or the owner.

A note on hoarding work

Nobody gets judged.

Hoarding calls are almost always made by an adult child, and almost always after years of putting it off. The house is not the problem to solve in a single afternoon and we do not treat it that way.

We work at a pace the family can handle, we recover the things that matter, and we deal with the rest. If the property has fire risk, vermin or structural damage, we will say so plainly and tell you what needs a licensed trade before we go any further.

Common questions

Estate cleanouts

I live out of state. Do I have to be there?

You can coordinate the cleanout from out of state. We can walk the property on a video call, agree what is being kept, and send photographs as the work goes. You get pictures of the rooms before, during and after.

How long does a full house take?

The schedule depends on the amount to remove, access and the sorting involved. Tell Diane about any closing date, travel plans or other deadline. The walkthrough is when we agree on the scope and confirm the schedule.

What if we find something valuable after you have started?

Work stops and you get a call. Anything that looks like a document, a keepsake or something with real value is set aside for the family, not sorted into a donate pile.

Can you work with the estate attorney or the agent?

Yes. We can coordinate with agents, attorneys and out of state family. Tell us who is authorizing the work and who needs the photographs.

Should I sort everything before asking for an estimate?

No. Start by identifying the items and rooms that should be kept untouched. We can discuss the remaining sorting during the walkthrough. Our cleanout checklist covers photos, access, keepsakes and the details to share before work starts.
