What a cleanout actually costs, and what drives the number.

What we price on

5 things decide the number.

    Volume

    How much actually leaves the property, measured in truck and trailer space. This is the single biggest factor and it is why photographs help so much.

    Labor and time

    How many people, for how long. A packed garage can take longer than a sparse 3 bedroom house.

  • 03

    Access

    Stairs, long carries, narrow gates, gated communities and where the truck can physically park. Distance from the pile to the trailer is real money.

  • 04

    Sorting

    A straight haul is fast. Opening every box to recover documents, photographs and valuables before anything leaves is slower, more careful work, and on an estate it is worth it.

  • 05

    Disposal and special items

    Dump and recycling fees are built into the quote. Tires, some appliances and anything hazardous carry their own fees, named up front.

Common questions

Pricing

Why is there no price list on this page?

Because a flat rate would be a guess, and you would end up paying for the guess. A 1 bedroom apartment that is mostly empty and a 4 bedroom house packed to the ceiling are not the same job, and neither is a garage you can back a trailer up to versus a third floor walk up. We quote what is actually in front of us. The estimate is free either way.

Can you price it over the phone?

Often, yes. Text photos of the room or the pile to (480) 304-0550 and we can usually give you a number from that. Bigger jobs get a free walkthrough, same day or next day.

Is disposal included in the price?

Yes. The quote covers the labor, the truck, the loading and the dump and recycling fees. You are not billed separately for the landfill afterwards.

What makes a job cost more than people expect?

Stairs, long carries, tight or gated access, and heavy items like safes, pianos, hot tubs and treadmills. Sorting adds time too. If you need every box opened and checked for documents before anything leaves, that is a slower and more careful job than a straight haul, and it is worth paying for on an estate.

What will you not take?

Paint, solvents, pesticides, motor oil, propane tanks, car batteries, medical waste and anything containing asbestos. Those need a household hazardous waste facility, and we will tell you where to take them. Tires and some appliances carry an extra disposal fee, which we will name up front rather than adding later.
