When you are away, it helps to have someone who knows where things belong and what to look for. Walk Diane through the home, the furnishings that need extra care and the tasks you would like handled.
She visits the property, checks the details you have agreed on, and sends photos so you can see what was done and what needs a decision. Visits can be arranged for homes in Scottsdale, Paradise Valley, Phoenix and the surrounding valley.

Visits while you are away
A local person at the house between your stays. We check the details agreed with you, receive deliveries, give your vendors access and send photos of anything that needs attention.

Turnover between guests
The reset between one booking and the next. Rooms put back, linens handled, patio and pool area straightened, trash out, and the place walked the way a guest will see it.

Restocking and supplies
Paper goods, soap, coffee, laundry supplies. We buy locally, keep the receipts, and tell you what is running low before a guest finds out first.

Deliveries received and placed
Packages taken in, boxes broken down, furniture unwrapped and put where it belongs. Nothing sits on a doorstep advertising an empty house.

Replacing what is worn-out
Sun rotted cushions, split seams, broken umbrellas, faded outdoor furniture. We photograph it, source a replacement locally, and put it in place.

Exterior and pool area resets
Patio furniture straightened, debris cleared, string lights and outdoor plugs checked, yard tidied before check-in.

Vendor access and small tasks
Letting in a pool tech or an HVAC crew, mailing a package, checking on the house between bookings, and the small jobs that are not worth a trade call.

Full cleanout when a tenant leaves
Furniture and belongings left behind removed, the unit emptied and swept, ready to relist.

Every visit is measured against the way the listing photographs look. If a room does not match, you hear about it from us before a guest writes it in a review.

Agree on the work before we start.
Not a Licensed Contractor. Our property care services cover cleaning, hauling, restocking and small tasks. Repairs that require a license or permit belong with a licensed contractor. We will discuss the scope with you before agreeing to the work.
You or your property manager keep responsibility for bookings, rent and leases. Diane handles the agreed work at the home and can coordinate access with your existing vendors.
Property care
Can you help with a high-end home or second home?
Yes. Care can include visits between stays, receiving deliveries, vendor access and household tasks. Show Diane the furnishings and valuables that need special attention. The tasks, visit frequency and price are agreed with you before work begins.
Is this a property management company?
We provide hands-on help at the property. You or your manager handle bookings, rent collection and leases. Diane can work with your manager on access, turnovers and the tasks you have agreed.
How do you charge for ongoing work?
Hourly for recurring visits, or a flat price per turnover once we know the property. Supplies and replacements are billed at cost with the receipt attached. Call and describe the property and we will give you a number.
What does the photo report actually look like?
Pictures sent straight to your phone the same day, with a short note on each one. What was done, what was found, what needs a decision. If something is broken you see it before you get an invoice mentioning it.
Do you handle repairs?
We handle small tasks, replacements and resets. Anything that needs a licensed trade, or work that requires a permit, goes to a licensed contractor. We will tell you which one it is rather than taking it on.
